Floor Repair & Refinishing
Lifted plank seam, closed and finished flat
The problem: The seam between two planks had lifted and opened, with debris working down into the gap. Left alone, an open seam keeps widening: every footstep drives more grit into it and levers the edges further apart.
What we did: We lifted the affected boards, cleared the joint, corrected the movement that caused it, and re-laid the run so the seam closed flat. The floor was kept, only the failed section was disturbed.
Deck Building & Repair
Rotted deck framing, torn out and rebuilt
The problem: The joists and ledger had taken on water and rotted through. Once the surface boards came off, the framing underneath was soft enough to break by hand, and the ledger connection to the house was sitting in wet debris. This is the failure mode that makes a deck genuinely unsafe, and it is invisible from above until you lift a board.
What we did: We stripped the deck back to structure, replaced the rotted framing and rebuilt the ledger connection properly, then laid and stained new decking with a fresh privacy screen and rebuilt stairs and handrail.
